What’s New: View from The Edge Group, Inc.
From this vantage point, our periscope shows a more active and affordable lower end housing market. Employment losses will no doubt dampen and slow this recovery, but seeds of activity in residential markets are apparent. This factor and new economic leadership appears to be boosting consumer confidence, which according to recent reports, is up 14%.
We expect the commercial market to eventually see similar trends. This market has yet to reveal the stress we anticipate is yet to occur. This will be due to a shortage of tenants and tighter credit. These negatives will come together to cause values to come down further. One owner’s problems are another’s opportunity. Cash is now coming out from the sidelines and commercial values for quality properties will be at levels not seen in a decade or so. Still, new owners will have to have patience, capital, and the ability to attract and hold tenants.
Public entities play a significant role in dealing with recessionary times. For older industrial communities, such as those in the Merrimack Valley, preserving educational and public safety progress is enormously important. Utilizing stimulus programs to improve infrastructure and create jobs can also build momentum. We regret the impulse of the Legislature to raise regressive taxes such as the sales tax, which further dampens spending and creates significant disadvantages for border communities. To counteract these negatives, it is more critical than ever for public-private partnerships to advance together.
